Renting in Malta: the complete guide

Malta separates long lets from short lets, and almost every practical question follows from which one you are in.

Long lets

A long let is a residential lease of six months or more, quoted per month. Since the Private Residential Leases Act (Chapter 604), a landlord must register the contract with the Housing Authority; an unregistered lease is unenforceable against the tenant. Expect one month's deposit plus one month in advance, with utilities on top.

Short lets

A short let is holiday accommodation quoted per night. The host must hold a Malta Tourism Authority licence, and the licence number must be visible on the listing. Utilities are normally included.

What it costs to run a home

Water and electricity are billed by ARMS every two months. A typical two-bedroom apartment runs €60–120 a month averaged over the year, and materially more in July and August. Fibre internet is €30–45.

Where to look

Sliema, Gzira and St Julian's are the commuter belt. The Three Cities give you the same character for less. Mosta, Naxxar and the Three Villages are the family centre. Gozo is the slow option, with a ferry in the commute.

Timing

October to May is when long-let supply is widest, because owners who let short in summer look for winter tenants. That is also when you have the most negotiating room.
