Terms of service

These terms govern use of the XEMX platform.

1. The service. XEMX is a marketplace connecting people looking for a home in Malta with the owners of those homes. XEMX is not a party to the rental agreement itself.

2. Accounts. You must be 18 or over. You are responsible for the accuracy of the information you provide and for keeping your credentials secure.

3. Listings. Hosts warrant that they have the right to let the property, that the description is accurate, and that any required licence — including a Malta Tourism Authority licence for short lets — is valid and correctly displayed.

4. Fees. XEMX charges a total commission of 11% on a completed booking, split between guest and host. The full amount payable is displayed before payment.

5. Cancellations. Full refund up to 14 days before check-in, 50% up to 7 days, none inside 7 days, unless the host publishes a different policy on the listing.

6. Liability. XEMX is not liable for the condition of a property or for the conduct of a host or guest, save where required by Maltese law.

7. Governing law. These terms are governed by the laws of Malta.
